What is the Golden Thread?
The Golden Thread is a requirement under the Building Safety Act 2022. It's a digital record of all building safety information—plans, assessments, materials, changes—kept up to date throughout the building's life.
Who needs this?
All UK residential buildings over 18 metres or 7 storeys must comply with the Act. Lower-rise blocks have lighter obligations but still need fire safety compliance.
Does it replace safety consultants?
No. ProperSafe organises and tracks compliance. You still need qualified professionals to conduct fire risk assessments, structural surveys, etc. We integrate their reports into the system.
When will it be available?
Beta launch scheduled for Q1 2027. Given the urgency of compliance, early access will prioritise high-rise blocks.
How does ProperSafe™ integrate with existing systems?
ProperSafe™ integrates with major property management software via API. We also support bulk document uploads for migrating existing compliance records into the Golden Thread repository.
What happens if we miss a compliance deadline?
ProperSafe™ sends automated reminders at 60, 30, 14, and 7 days before any deadline. If a deadline is missed, the system immediately flags it in the Accountable Person dashboard and can auto-notify relevant parties for emergency remediation.
Is my data secure and compliant with UK regulations?
Yes. All data is encrypted at rest and in transit, hosted in UK data centres, and fully GDPR compliant. We maintain ISO 27001 certification and follow government security standards for sensitive building information.
Can I get help organising our existing safety documents?
Yes. Our Professional and Portfolio plans include assisted document migration, where our team helps organise and upload your existing safety records into the Golden Thread. Waitlist members get this service included during onboarding.
