Professional and quick to respond

I’ve been really impressed with the service from this property management company. They genuinely listen to your requests and queries, respond quickly, and take action without unnecessary delays. It’s reassuring to know that when you raise an issue, it’s taken seriously and dealt with promptly and professionally. Communication has been excellent throughout, and I feel confident knowing they’re responsive and reliable. I would happily recommend their services.

The short version.

How we talk about the work — live ledgers, a number that answers, and a record you can take to the board.

“The ghosting era is over. If residents cannot see where the money went, the system is broken — not the leaseholders.”

— Residentive founding principle
  • Radical transparency

Ledgers, procurement, and decisions visible to the people who pay for them — by design, not after a fight.

  • Institutional rigour

Governance, audit trails, and reporting that stand up to scrutiny from directors, lenders, and regulators.

  • Outcomes over optics

We measure success in resolved defects, fair spend, and calmer buildings — not glossy brochures.

Built for the regulatory environment UK block directors and agents actually operate in.

What is Residentive?

Residentive is the UK's AI-led block and estate operating platform for RMC directors, RTM companies, and professional managing agents. It provides live service-charge ledgers, automated statutory compliance, and 24/7 communication — as software, a managed service, or both.

How does ProperResponse™ AI Call Handling work?

Residents can call our dedicated number to speak with an AI agent that has human-level intelligence and responds in real-time. The AI handles enquiries, reports issues, and books repairs. If the AI's confidence drops below 90% on any matter, a human operator joins the conversation automatically to ensure quality and accuracy.

Where does Residentive operate?

Our website and messaging target the United Kingdom (England, Scotland, Wales, and Northern Ireland) in line with UK data protection and consumer standards.

Who is Residentive for?

Residentive is built for UK RMC directors, RTM companies, and professional managing agents. Leaseholders and RTM boards who want to change managing agent start at /resident-management. Directors who are not ready to switch still use the Compliance Hub and Insights to apply pressure on the current agent.

How does Residentive think about service charge transparency?

We emphasise narrative and product direction around traceable records, fewer hidden margins in the supply chain, and ledgers that are easier for residents and directors to follow than opaque PDFs alone. Your building’s statutory accounts, budgets, and leases still govern what must be produced and when.

Can we replace our managing agent with Residentive?

Yes — many RMC directors, RTM companies, and leaseholder groups enquire about switching from a traditional managing agent. The commercial appointment is at /resident-management. Use Switch to Residentive for notice, Section 42, and the 30-day handover. For a sourced comparison with FirstPort and Rendall & Rittner, open the Compare page at residentive.co.uk/compare. Timing, notice periods, and handover depend on your existing management agreement and company constitution; we help you understand the practical path, not replace legal advice.

What is ProperAudit™?

ProperAudit™ is Residentive’s free-to-start forensic review of historical service-charge accounts. Upload the last two years of accounts and receive a board-ready findings report within 48 hours, with no obligation to switch.

What is the Residentive Standard?

The Residentive Standard is how we run a UK block: open-book trades, contract hygiene, and evidence-backed decisions so directors are never guessing when scrutiny arrives. ProperSuite is the platform that implements it — live ledgers, a free-to-start ProperAudit™, and open-book trades rather than preferred-supplier kickbacks.

What is block and estate management?

Block management covers the day-to-day operation of residential blocks of flats — service charge collection, maintenance coordination, leaseholder communication, and statutory compliance. Estate management covers the same responsibilities for freehold private estates: housing developments where residents pay estate charges for communal upkeep of shared roads, gardens, and facilities. Residentive is built for both: one platform whether you manage a single block or a multi-phase estate.

What is the difference between an RMC and an RTM company?

A Resident Management Company (RMC) is a company set up by leaseholders to manage their building, usually by acquiring the freehold or a management obligation from the freeholder. A Right to Manage (RTM) company is a specific legal vehicle created under the Commonhold and Leasehold Reform Act 2002 that lets leaseholders take over management from an existing managing agent without buying the freehold. Both types of company can use Residentive. The key difference: RTM companies do not own the freehold; RMCs usually do (or hold a long lease of the common parts).

How do I change my block management company in the UK?

Leaseholders in an RMC or RTM company can replace a managing agent with three months' written notice under most management agreements, or at contract expiry. If you have Right to Manage, the RTM company can appoint any agent — or self-manage. Residentive supports the full transition: account audit, LAFRA-compliant demand setup, and resident portal go-live within 30 days. See our Switch guide for the step-by-step process.

Can you self-manage a block of flats without a managing agent?

Yes. RTM companies and RMCs with capable directors routinely self-manage. The legal and accounting obligations remain the same — LAFRA service charge demands, Section 20 for major works, reserve fund management, and Companies House filing — but the work is done in-house rather than outsourced. Residentive is built specifically for self-managing RMC and RTM directors, replacing the spreadsheets and email chains that most use today.

What is a service charge audit and do I need one?

A service charge audit reviews your building's historical accounts to check whether charges are reasonable, correctly calculated, and comply with your lease. It typically compares management fee percentages, insurance commissions, maintenance spend, and reserve fund contributions against benchmarks and flags anomalies. You should consider one if you have recently taken over management from a previous agent, if leaseholders are disputing charges, or if you have never had the accounts independently reviewed. ProperAudit™ runs a free automated audit in minutes; a Deep Audit produces a tribunal-ready forensic report.

What does estate management software do?

Estate management software helps the directors or managers of a private freehold estate collect estate charges, communicate with residents, manage maintenance contracts, and stay compliant with their legal obligations. For freehold estates (as opposed to leasehold blocks), the key documents are the estate rentcharge deed or transfer clause, not a lease — but the operational challenges are similar. Residentive covers both block and estate management in a single platform.

What are my duties as an RMC or RTM director?

As a director of an RMC or RTM company you have duties under the Companies Act 2006 (filing accounts, maintaining the register, reporting changes to Companies House) and under landlord-tenant law (issuing valid LAFRA-compliant service charge demands, consulting leaseholders on major works under Section 20, holding service charges in a separate trust fund, and providing a summary of rights and obligations with every demand). Under the Building Safety Act 2022, buildings above 11 metres have additional obligations including registering as an Accountable Person and building and maintaining a Golden Thread of safety information.

How quickly can we switch to Residentive from our current managing agent?

Most blocks go live on Residentive within 30 days of signing up. The first week covers account data transfer and audit of inherited finances. Week two sets up the resident portal and LAFRA-compliant demand templates. Week three handles the agent handover and leaseholder communication. Week four is live operation with your first AI-handled calls. For RTM companies taking over from a particularly uncooperative agent, we have a disputed handover guide and legal escalation templates.
